Smart building cyber security for the infrastructure behind building operations
Modern buildings rely on hidden technology infrastructure to keep critical systems running. The building management system (BMS), access control, CCTV, lighting, metering, remote contractor access and tenant-facing services all depend on networks, servers and workstations that most property teams never see.
IT4Automation helps property management, asset management and FM teams gain Visibility, Control and Assurance over the operational technology behind their buildings. We provide the specialist infrastructure assurance layer that smart building cyber security depends on, without changing your client relationships or operational authority.
Commercial office buildings increasingly rely on networks, servers, remote access, workstations and backup systems to support day-to-day building operations. In most smart buildings, this infrastructure supports:
When this infrastructure is poorly documented, unsupported or unmanaged, the building carries operational risk, security risk and uncertainty around recovery. Cyber risks in building automation systems usually come from the same places: default credentials, insecure protocols, legacy technology that can no longer be patched, and flat networks with no network segmentation between building systems and the corporate network.
A building management system (BMS) controls HVAC systems, air conditioning, temperature controls, lighting and energy usage across multiple building services. When the infrastructure behind it fails or is compromised, the result is operational disruption, higher operational costs and, in the worst cases, safety incidents. This risk often remains invisible until a building service is disrupted, and by then property managers and facility managers are left managing the consequences.
Property managers, asset managers and FM teams are expected to maintain service continuity, but the supporting technology is often split across multiple parties. The BMS contractor looks after the building management system application, the access control installer looks after access control, the tenant’s IT team looks after the corporate network, and nobody owns the shared infrastructure in between.
Common challenges we see in commercial properties include:
When responsibility is unclear, incidents take longer to diagnose, evidence is harder to gather, and property teams are left managing the uncertainty. BMS cybersecurity is rarely a single product problem. It is a governance and infrastructure problem across connected systems. Security teams in tenant organisations increasingly ask landlords for evidence, and regulatory pressure from NIS, the NCSC Cyber Assessment Framework (CAF) and the Cyber Security and Resilience Bill is growing for commercial buildings that host critical infrastructure tenants.
IT4Automation is a specialist OT infrastructure partner for managed buildings. We support the operational technology infrastructure that enables critical building systems to run.
We do not replace the property manager, asset manager, FM provider or specialist systems contractor. We provide the specialist infrastructure assurance layer between them. This strengthens the property management offer without changing the client relationship or operational authority.
IT4Automation supports:
Every engagement builds the same three capabilities, in this order.
All three are underpinned by UK-based NOC and SOC capability, structured documentation and quarterly risk and lifecycle reporting.
You cannot secure building automation systems you cannot see. We give you full visibility of the operational technology in your buildings.
Most BMS security incidents start with uncontrolled access. We give you greater control over access control for the people and contractors who work on your building systems.
Property teams need evidence, not assumptions. We give you the proof that your building management system and supporting infrastructure are monitored, recoverable and supportable.
Operational Technology Assurance for managed buildings is delivered through IT4Automation’s four service foundations:
Together, these foundations create three outcomes for property and FM teams. Visibility: know what exists. Control: manage who touches it. Assurance: prove it can recover and remain supportable.
Product supply, design, engineering delivery, infrastructure refresh and project support.
Secure OT data centre, server hosting, virtualisation, backup and recovery support.
Landlord networks, network segmentation, secure remote access, ZTRAS and resilient connectivity.
Monitoring, alerting, security event visibility, incident triage, reporting and risk management.
We recommend starting with a short workshop with your property management, asset management and FM teams to identify priority opportunities across your portfolio of commercial buildings.
Workshop objectives:
From there, a one-building OT infrastructure risk review gives you a clear view of hidden infrastructure risk in a single managed office building. A typical review takes two to four weeks and ends with practical recommendations and a decision point on managed support or modernisation.

IT4Automation has designed, delivered and supported landlord networks in some of London’s most demanding commercial properties.
Both buildings are now supported under a recurring managed service, with quarterly risk and lifecycle reporting to the property team.
A 12-floor building with up to 12 segmented building services on one resilient network, supported by IT4Automation for 16 years with 24/7 monitoring.
Three managed office buildings across 44 floors, with two Critical National Infrastructure tenants, designed to NCSC CAF and delivered by NPPV3/SC-cleared engineers.
IT4Automation combines IT infrastructure capability with operational technology and building services experience.
Accreditations: UKAS-accredited ISO 9001, ISO 14001, ISO 45001 and ISO 27001, Cyber Essentials, SafeContractor and Constructionline Gold.
BMS cybersecurity is the protection of a building management system and the network, servers and remote access it relies on. It covers who can access the BMS, how it is separated from other networks, how it is monitored, and whether it can be recovered after a failure or attack.
Responsibility is often split between the landlord, the managing agent, the FM provider, specialist contractors and tenants. IT4Automation helps property teams document who owns what, so the shared landlord infrastructure has a single technical point of ownership.
Many BMS devices and BMS environments were installed before cyber security was a design requirement. Common weaknesses include default credentials, insecure protocols, unsupported operating systems on BMS servers, BMS data travelling across flat networks, and remote access routes that were set up for a contractor years ago and never removed.
IT4Automation is vendor-neutral. We support the networks, servers, workstations and remote access behind the major BMS platforms and other building automation systems, working alongside the contractor responsible for each system.
No. Specialist contractors remain responsible for their own applications, field devices and vendor-specific systems. IT4Automation manages the infrastructure those building systems depend on.
IT4Automation visited to perform a network survey and assisted with troubleshooting a network issue… I was very pleased with the service that IT4Automation provided and would certainly contact them again in the future if needed.

Great communication, reliable and your team… worked pretty much non stop start to finish. I think this upgrade has made a good improvement to the machine and will improve reliability.
